These terms and conditions ("Agreement") govern the use of the website and booking services provided by Linn Valley Lakeside Villas, LLC ("Company," "we," "us," or "our") for vacation rental properties. By accessing, browsing, and making a reservation through our website, you ("Guest," "you," or "your") agree to be bound by these terms and conditions. Please read them carefully before proceeding with a booking.
1. Booking and Confirmation
- Property Information: We strive to provide accurate descriptions, photos, and availability information for all listed properties. However, we cannot guarantee the complete accuracy or suitability of a property for your specific needs.
- Booking Request: By submitting a booking request, you are making an offer to rent the selected property for the specified dates and price. We reserve the right to accept or decline any booking request at our discretion.
- Booking Confirmation: A booking is confirmed only when you receive a written confirmation from us, which may include a booking number, reservation details, check-in/check-out dates, and total price.
- Payment: Full payment for the reservation, including any applicable fees and taxes, is due by the date specified in the booking confirmation. We accept credit cards, debit cards and ACH payments. Late payments may result in the cancellation of your reservation.
2. Cancellations and Refunds
- Cancellation Policy: Our cancellation policy is flexible:
- Full Refund: Guests can cancel their booking up to 14 days before check-in and receive a 100% refund of the total amount paid.
- Partial Refund: If a guest cancels between 7 and 14 days before check-in, they are eligible for a 50% refund (minus any service fees).
- No Refund: Cancellations made less than 7 days before check-in do not qualify for any refund.
- Refund Processing: Refunds will be processed within 7 days of the cancellation request, in accordance with the cancellation policy.
3. Security Deposit
- A security deposit may be required to cover potential damage to the property or violations of the house rules. This deposit will be held until after your check-out and the property has been inspected.
- Refund: The security deposit will be refunded in full within 7 days of check-out, provided no damages or violations have occurred.
- Deductions: In the event of damages, excessive cleaning required, or violations of the house rules, the cost of repairs, cleaning, or penalties will be deducted from the security deposit, and the remaining balance will be refunded. You will be notified with supporting documentation in such cases.
4. Check-in and Check-out
- Times: Check-in is at 4:00 pm on the arrival date, and check-out is at 11:00 am on the departure date.
- Procedure: Specific instructions for check-in and check-out, including key access or entry codes, will be provided in your booking confirmation.
- Late Check-Outs: Unauthorized late check-outs may incur additional fees.
5. House Rules
- Occupancy Limits: The maximum occupancy for the property is 6 guests.
- Noise Restrictions: Quiet hours are observed between 9:00 pm and 8:00 am. Please be mindful of neighbors and keep noise to a minimum during these times.
- Smoking: Smoking is strictly prohibited inside the property.
- Pets: Pets are allowed but will incur a pet fee of $60 per stay. Multiple pets may incur an additional pet fee.
- Parties/Events: Parties or events are not permitted on the property.
- Violation of Rules: Violation of any house rules may result in additional fees, eviction from the property without a refund, or withholding of the security deposit.
6. Maintenance and Cleaning
- Property Condition: The property will be cleaned and maintained to a high standard before your arrival.
- Guest Responsibilities: Guests are expected to leave the property in a reasonably clean and orderly condition upon departure.
- Cleaning Fee: A non-refundable cleaning fee is charged along with the nightly total booking price.
- Reporting Issues: Please report any maintenance issues or concerns promptly so we can address them as quickly as possible.
7. Liability and Insurance
- Property Owner Liability: We are not liable for any injuries, losses, or damages incurred by guests or their property during their stay, except where prohibited by law.
- Guest Liability: Guests are responsible for any damage caused to the property or its contents during their stay, exceeding normal wear and tear.
- Insurance: We recommend that guests obtain travel insurance to cover unforeseen circumstances, such as cancellations, medical emergencies, or property damage.

9. Governing Law and Dispute Resolution
- Governing Law: This Agreement shall be governed by and construed in accordance with the laws of Kansas, USA.
- Dispute Resolution: Any disputes arising from this Agreement shall be resolved through arbitration.
10. Amendments
We reserve the right to modify these terms and conditions at any time. Any changes will be posted on our website and will apply to future bookings.
